A title commitment is a report generated by a tite plant by a licensed title insurance underwriter. It is not a title insurance or a title insurance policy, but a policy may be generated from the contents of the report.
A title search report takes 1-3 days, costs $175, and when the property sells you will receive a check for the report and not be charged a title search fee in the sale.
